Closure of Lower Broadway for Demolition Work

Work is due to start soon on the redevelopment of the Mannin Hotel, Broadway. The first phase of the works is the demolition of the old building.  To do this safely Manx Demolition Ltd have requested that the lower part of Broadway should be closed.   We have reviewed their plans and agreed to close the road as due to the lack of rear access it is not practical to complete the work without the closure and due to the height of the building (6 storeys) it is not safe for the public to be in this area whilst the work proceeds.
 
The closure is due to start on 1st October, and extends from just below the Villa Marina entrance on Broadway, down to the Promenade. The Villa Marina entrance will remain open during the works, but there will be no access to the road below the entrance.
 
The demolition is due to take up to six weeks to complete. The closure will prevent vehicles and pedestrians passing the site whilst the demolition is being undertaken.   

Arrangements have been made to allow pedestrians through the Villa Marina gardens during the day, but after the Villa Marina closes in the evening alternative pedestrian routes will have to be found.
 
The demolition is a slow process, as a lot of the building has to be taken down by hand to ensure the protection of adjacent buildings.
 
Once the demolition is complete, the developer will start the construction phase of the works. Whilst the road will be reopened for this phase, it will be narrowed as there will need to be a hoarding around the site.
 
The Department is working closely with the developer on this matter to ensure that the works are carried out in a manner that reduces the impact on the travelling public as far as possible. Whilst the road closure is due to last six weeks, the developer has assured the Department that he will aim to get the road open sooner if possible.
 
The redevelopment of the Mannin Hotel is a very welcome event for the construction industry and the Island as the industry is suffering severely at the moment due to the economic downturn and the road will be greatly enhanced by the new building frontage once complete.
 
The Developer, Mannin Investments Ltd and the Contractor, Manx Demolition Ltd would like to apologise for any inconvenience caused to the public.
