The public inquiry into public rights of way at Langness has been hearing from the former owner of Jeremy Clarkson's home.
Robert Simon Riggall told the hearing he bought the land in the mid-1980s.
But he denied the footpath closed by the Top Gear presenter had ever been a right of way.
Instead he told independent inspector Roy Hickey he'd given walkers permission to cross the land.
In 2001, the Department of Agriculture, Fisheries and Forestry wrote to Mr Riggall aboutt setting up an area of special scientific interest.
In that letter he confirmed nobody had any rights across the land.
He told the hearing he'd put up plenty of signs on the peninsula to remind walkers it was private land.
And he said people had only crossed it with his permission.
The inquiry continues.
