The need for more affordable homes in the Isle of Man is widely accepted.

But it's not just about bricks-and-mortar - the island needs strong communities which will survive in the long term.

Meeting those priorities is a key challenge for the housing team at the Department of Local Government and the Environment.

John Payne (pictured) is an architect at DoLGE and has had a hand in designing first-time buyer properties.

He says homes must be affordable AND meet people's wider social needs:
