Port Erin Commissioners request concerns over Ballakilley plans be addressed
At their meeting on Tuesday 30 July Port Erin Commissioners discussed the planning application for the proposed development by Heritage Homes on the land at Ballakilley.
The Board felt, given the constraints of the Southern Area Plan, that they were compelled to support the overall concept of the application, however, the Board has requested that concerns over drainage, community integration, requirements for affordable housing, tree planting and a footpath location be addressed.
The drainage plans indicate that the surface water drainage, including that from the access roads, lead into the public open space area in the middle of the development which the Board feel could make this open space very boggy and, therefore, unusable as such. Concerns were also raised regarding the ongoing costs of a pumped foul main.
The Board is also concerned at the potential lack of community integration due to the mix and location of house types across the proposed development with all affordable housing located to one end of the proposed development.
The Board supports the concept of affordable housing but questions if it should be in the form of sheltered accommodation and would welcome input from the Department of Social Care to firmly establish the correct requirements for affordable housing.
The Board also supports concerns raised by local residents that any tree planting behind existing properties should be reviewed with those property owners prior to any planting and that the footpath behind Thornhill, Castletown Road, be relocated to a position adjacent to the car parking between plots 20 and 21.
The planning application will be considered by the Planning Committee later this month.
