Property Event to address active housing market

by isleofman.com 14th November 2014

Black Grace Cowley is inviting prospective homebuyers, from first time to family homes and investors, to the estate agency’s open evening on Thursday 20th November.

The event will take place at Black Grace Cowley’s Victoria Street branch in Douglas, and is being held in response to a marked increase in activity within the Island’s property market, with Black Grace Cowley’s Residential Director Tim Groves noting an 18 percent increase in stock and an increase in sales agreed over this time last year. As such, the evening offers those interested in buying, letting or selling the chance to drop in, explore the properties on offer, and talk to our sales team and a number of local experts including legal, banking and mortgage specialists.

MBL, Manx Financial Solutions and Dougherty Quinn will be on hand to discuss the market, provide advice and guidance, and arrange valuations or listings for existing properties. The Black Grace Cowley team will also be available to provide a breakdown of the new build opportunities and open market homes across the Island.

Black Grace Cowley’s Residential Director, Tim Groves, commented: “Our housing market is definitely on the move. Traditionally, this time of year is a slow one, but we’ve already noticed a considerable increase on activity over this time last year. Although this movement is certainly the result of recent improvements in the UK and local economies, we understand that buyer confidence remains a central issue. As such, we think clarity of communication is important and by making available a selection of market experts who prospective buyers can talk to, we hope to give them the opportunity to understand the options available to them. This is an open invite, and we look forward to meeting our guests and to offering any assistance we can.”

Commenting on the forthcoming event, Trevor Kirk, expert guest and director of Manx Financial Solutions said: “Finding the right mortgage can be a real headache. We make life easier by making sure our customers find a solution which is a perfect fit for their future and ultimately we aim to give our clients peace of mind.”

John Shields, a Financial Consultant also due to attend on behalf of MBL Financial, also commented: “The Island’s property market remains on a steady growth trajectory, but there have been some significant developments in the UK property market which have traditionally always had an effect closer to home. Buyers, mortgage providers and advisers are all implicated, which is why it’s now more important than ever to work together to prepare customers for market conditions and support them throughout the process. As an independent mortgage broker, our experienced advisers are looking forward to leading customers through the minefield of a mortgage and ensure that they feel confident and comfortable when purchasing a new home.”

Also in attendance will be Dougherty Quinn’s Property Advocate Kate Clague who says, “We at DQ are looking forward to attending Black Grace Cowley’s open evening and to providing prospective buyers and sellers with any initial advice and assistance that they may require. Through the large number of transactions that we carry out we know that clients can often seem overwhelmed due to perceived complexities in the conveyancing process. We hope that by attending the event we can share our experience and alleviate some of the initial stress and anxiety that people may encounter when trying to buy or sell their property, by helping them understand the legal steps involved and by providing tips to avoid any potential pitfalls.”

As well as mulled wine and mince pies, guests can also enjoy details of the launch of the company’s brand new charity programme, which aims to raise a total of ?20,000 for local charities over the next three years. Black Grace Cowley will pledge ?100 from the proceeds of every house sold to one of three local charities. Regardless of the price of the house sold, a Black Grace Cowley client can choose to donate to Manx Breast Cancer, Isle of Man Alzheimer’s Society, or Rebecca House, in a fundraising scheme that is funded entirely by Black Grace Cowley’s fees.

The Black Grace Cowley open evening will take place on Thursday 20th November, to coincide with the Douglas Christmas lights ceremony, from 5pm onwards. Guests are invited to drop in at any time. To find out more, contact Black Grace Cowley on 645 555, or email info@blackgracecowley.com.
